During this down economy it is now the time for a forward thinking real estate company, Immaculate Enterprises, LLC, to purchase properties low in present value, but have an appreciating future value. This is determined by growth in a community, employment rate, and percent vacancy for the local area. For larger cities we do understand not all zip codes are a like, for theses types of areas we do take a deeper look at the vacancy rate. It is taken into consideration the future is not concrete, which is why we are conservative with our choice of acquisitions.
Not all communities have been hit with massive foreclosures. Unfortunately for many investors in commercial real estate, they had interest only loans that reset to a higher payment during our current down turn in the economy, where they were unable to refinance or sell. This resulted in foreclosures of many varying types of commercial real estate.
Immaculate Enterprises, LLC sees the win-win as buying these pre-foreclosure and foreclosed properties which are either at the start, middle, or close to the end of rehabilitation. Properties in the middle of a rehabilitation show more future value due to the lender not being able to complete the rehabilitation leaving these properties with a low number of renters or no renters at all. This type of property is a drain on the lenders resources. Many of these properties can cost as much if not more than $25,000 per month to maintain.
The reason for an LLC is for the tax advantages for rental properties. A Limited Partnership, Corporation, or S-Corp would not offer the same advantages as an LLC when it comes to rental property. This is the advice of Childers Financial Group.
With a high number of foreclosures one would wonder why try to have commercial property rentals. With the increase in housing inventory the people losing their homes need a new home. These are the people unable to qualify for a home loan.

Is it just me or do some of the remarks look like they are written by brain dead people? 😛 And, if you are writing on additional sites, I’d like to follow you. Could you make a list of every one of your social sites like your twitter feed, Facebook page or linkedin profile?

Well of course I would say set a wordpress blog. The platform is easy to use and can be changed quickly without much of a hassle, plus you have a huge variety of templates to chose from.
